According to county real estate records, two high-value parcels that comprise Alden Place were sold to a Chicago-based national “manufactured home communities” corporation.

The transactions, both dated April 20, saw the transfer of two properties to Hometown Alden Place, a Delaware LLC formed in January 2020. Although the Delaware entity uses a Registered Agent, which greatly reduces the information available to the public about its ownership, Pennsylvania filings for the entity indicate a principal office location of 150 N. Wacker Drive, Suite 2800, in Chicago – the same address as the corporate offices of Hometown America.

The specific parcel and sale information is as follows:

100 Freeman Drive (UPI 12-2336744-343772-0000)
Cornwall Associates LP to Hometown Alden Place for $15,200,000. (This transaction also included an adjoining parcel with UPI 34-2336744-343772-0000, located in West Cornwall Township).

1016 Alden Way (UPI 12-2336763-344702-0000)
Alden Place at Cornwall Recreation Inc. to Hometown Alden Place for $2,975,000.

Combined, the parcels represent more than 200 acres, primarily in Cornwall Borough.

An email to Alden Place on Sunday had not received a reply as of Monday morning. LebTown has also reached out to Hometown America for more info.

Hometown America manages communities in 12 states, with one actively managed in Pennsylvania so far – Arbor Gate in Myerstown. Although Alden Place does not yet have its own landing page on the Hometown America website, it is already included in a list of communities on the company’s contact form.

Alden Homes also has a development in Lancaster County, the Gables at Elm Tree. A search of Lancaster County property records did not immediately reveal any related transactions. The Gables at Elm Tree is also not included in the list of communities on Hometown America’s website.

In July 2019, Alden president Louis Hurst acquired the historic Quentin Riding Club property. That property was not included in the recent sales.
